METRO CENTRAL HOTEL  APARTMENTS

Challenge 

The First Group appointed Smart4Power to perform an energy audit of its Metro Central hotel apartment. Opportunities for energy savings were perceived initially to be low because the building is served by a district cooling plant (DCP).

Solutions

Smart4Power identified a host of cost effective improvements to improve the efficiency of a variety of building systems. These included:

  • Surrender of excess cooling demand to the DCP to reduce readjust associated fixed charges.
  • Chilled water flow optimization
  • Room FCU temperature control during unoccupied periods
  • Kitchen fan scheduling
  • Installation of water aerators/reducers for wash basins and shower heads
  • Lighting replacement in corridor areas

Metro Central investment was paid back through the energy savings in just 12 months.
